Realtors make no promises about time. Whether the market is hot or not, anything a realtor says about timing is purely speculation. Once you agree to let a realtor represent you, it’s up to you to make any repairs or upgrade they recommend.

That puts the timing responsibility squarely on your shoulders. Until you get your home into marketable condition, many buyers won’t be interested in making a deal. Of course, once the agent lists your home, it could sell immediately. But, on the other hand, it could also take weeks or even months. 

Is it a good time to move?

That’s up to you to decide. Each person makes a decision based on their circumstances. Have you found a new home? Are the kids still in school? Are you ready to pack up and move? Do you really want to move? Before you begin the marketing process, you should consider all of the pros and cons. 

How much will it cost to get my home ready to sell?

That depends on your agent’s to-do list and how you decide to do the work. For example, if you have a well-lived-in home, it may need cosmetic touches, repairs, and upgrades. You can save money by doing some work yourself, but that will likely take longer to accomplish. Market readiness usually boils down to time -vs.- money.

Will the agent get a good sale price for my home?

Again, realtors make no promises. They assess the current real estate market and look at recently sold comparable homeless. Then, they use their research and knowledge to set a price for your home. Until they make a deal, a realtor can only guess at the ultimate price.
