Your realtor has no doubt discussing pulling up her yard sign, closing out your listing and starting all over again next spring. Perhaps it’s no longer a seller’s market she said. Or maybe it’s just too much of a buyer’s market. Or maybe there’s more inventory than the stats and research predicted. She probably makes a lot of sense but real estate market cliche´s just don’t help.
The true cost of your best price
When you’re selling your home, it makes good financial sense to get the best price possible. It becomes even more important when you’ve spent a lot of time (and a lot of cash) preparing your home for the market.
Curb appeal doesn’t come cheap but you took your time and paid the price to get it right. Unfortunately, after the weather breaks, it will take some more effort to get your curb appeal back.
Holding out for the best price seems like a good idea until you start adding up your home-selling costs…
…and deducting them from your anticipated selling price. If you still stand to gain a lot, then Yay! for you.
If your home didn’t sell this year, at least you won’t have to redo everything to make it market-ready come spring. It will still take some indoor and outdoor effort, of course. You’ll have to do another deep whole-house cleaning and you’ll probably have to paint a room or two.
You’ll need some landscaping and minimal maintenance and a professional job is always preferable to DIY. It won’t cost nearly as much as it did last spring to have your home listing ready… again. And if your realtor markets your home just right, maybe it will sell before summer.
